Private representation, since 2007. Built from the inside — through managing London's most private residential buildings.
From 2007 to 2012, I managed a residential block opposite Regent's Park. Since 2012, I have managed one of the most prestigious residential blocks in Knightsbridge, where I still work today.
It is through this work that Yallops exists. Managing a building means knowing every resident, every flat, and every nuance of what makes each one desirable — and it means hearing, long before anything comes to market, who is thinking of selling and who is quietly looking to buy. Over the years, those conversations and the trust of people in the know — residents, neighbours, others in similar positions across London — became something more: a private practice in property introductions.

What I am watching in 2026. Kensington & Chelsea and Belgravia — my observations on the current market.
A window that will not stay open.
Knightsbridge and Belgravia are currently 29.5% below their 2014 peak. Chelsea is 20.5% below. In Q4 2025, 82% of transactions completed below the asking price, with buyers negotiating an average discount of more than 8%. Prices have not been at this level since 2013. For the right buyer, this is not a moment to wait.
Honest pricing is the only strategy.
In the current market, 45.3% of listings required a published price reduction before selling. The first ten to fourteen days are decisive — a property that arrives at the right price moves; one that tests the ceiling does not. I will always give you an honest view of value, even when it is not the figure you were hoping to hear.
International buyers are returning.
Middle Eastern buyers are seeking stability in prime central London. American buyers are taking long-term positions. Both understand what I tell my clients: the architectural heritage of SW1 and SW3, the proximity to Hyde Park, and the fundamental scarcity of supply make this a market that rewards patience and perspective.
